Loring Green West

LORING GREEN WEST 1235 Yale Place The City's early 1970s Loring Park redevelopment district was a pioneering undertaking, in several respects. One is that it was done at all—so called "public-private partnerships were then a novel idea in Minneapolis and elsewhere. Another is an extensive and distinctive public infrastructure, notably the Loring Greenway, linking the Nicollet Mall to the Park. And third, that this "in-town" district was able to attract enough buyers-residents, which many doubted at the outset would be possible. With the stunning success of the mid-priced 1200 on the Mall condominiums, offered in two phases, the Gittleman Corporation embarked on an upscale development, Loring Green, also in two phases, to test out the upper-income residential market. Loring Green West, a 17-floor, 144-unit tower, encased in warm brown brick, opened in 1982. Its site was handsomely landscaped, unusual in those days, offering many amenities, not least, 53 spaces of guest parking on the very edge of Downtown. The units were large, with open, flowing plans. Loring Green West was a success, and led immediately to the second phase, Loring Green East.
